Rising energy costs and heat loss can make homes uncomfortable and expensive to run. A new government grant launching in March 2026 is designed to help homeowners and property owners upgrade to energy-efficient windows and doors, improving comfort while reducing energy bills. Applications for this grant will open on Monday, 2nd March 2026.

Who Can Apply for the Grant
The grant is available to a wide range of property owners, including homeowners, landlords, holiday home owners, companies and owner management companies, registered charities, and Approved Housing Bodies. To qualify, the property must have a valid MPRN and must have been built and occupied prior to 2011. Applicants may apply for support for windows, doors, or both as part of the same scheme.
Windows & Doors Grant Eligibility
To qualify for the windows and external doors grants, existing inefficient windows or doors—such as single-glazed or older double-glazed units—must be replaced with new energy-efficient windows or external doors achieving a U-value of 1.4 W/m²K or better.
Following the upgrade, the home must achieve a ‘Good’ or ‘Very Good’ Heat Loss Indicator (HLI) on the Building Energy Rating (BER), which means an HLI of 2.3 W/m²K or lower. In many cases, upgrading windows and/or doors alone will be sufficient to meet this requirement; however, some homes may need additional measures such as attic or wall insulation to reach the required standard.
These additional upgrades are supported under separate grant schemes. Where there is any uncertainty about meeting the HLI threshold, it is strongly recommended to consult a BER Assessor before works begin to confirm grant eligibility.
How will I know if my home meets the required 'Good' or 'Very Good' standard?
Check your existing BER to see if your attic and wall insulation is ‘Good’ or ‘Very Good’. You will need your MPRN to access your BER.
If you’ve already had both attic and wall insulation done with SEAI grants, then you’re all set, we can confirm this on our system.
If you’ve had only one, or neither, you might still need some insulation to meet the standard. A pre-BER assessment is the easiest way to find out. How will I know if I need to insulate my home to claim the windows / doors grant?
A BER assessor will be able to advise you by either checking your existing BER or by carrying out a BER assessment before you apply for the window grant. This is advisable to avoid the risk of your home not meeting the required standard after works and your grant being rejected.
The examples below will help you check whether you need extra insulation. If your BER Advisory Report shows that your roof and walls are Good, or if your Heat Loss Indicator (HLI) is below 2.3 (as shown in the examples), then you already meet the requirements.
Can I get a grant for windows / doors already installed?
No. Grants cannot be backdated.
Can I get a grant to install new windows in my extension?
Yes, you can claim a grant for upgrades done on the original part of the house or for any extensions built before 1st January 2011. Extensions built after 1st Jan 2011 are not eligible.
Can I replace my windows in stages and get a grant each time?
No. SEAI only offers a once-off grant for windows and you must still meet the after-works Heat Loss Indicator (HLI) requirement.
What is a U-value?
The U-value indicates how well a wall, window, or roof, prevents heat loss. A lower U-value indicates better insulation.
What is the heat loss indicator (HLI)?
The Heat Loss Indicator measures how quickly heat escapes from your home. A lower number indicates a warmer, more energy efficient home.
