What Is the SEAI Windows and Doors Grant?
The SEAI grant for windows and doors is part of the home energy upgrade supports offered by the Sustainable Energy Authority of Ireland. The grant provides financial assistance to homeowners and property owners who replace inefficient windows and doors with high-performance alternatives.
If you have commenced or ordered a window and/or door upgrade since the government announcement on 27th January, you may still be eligible to apply — provided you meet the scheme requirements and use registered contractors.

SEAI Grant Eligibility Criteria

Your home must be built and occupied before 2011 - ✔
You must replace existing single or double glazed windows with high-performance windows (U-value of 1.4 W/m²K or better) - ✔
You must replace inefficient external doors - ✔
Your home must have adequate attic and wall insulation

How Do I Know If My Home Has Adequate Insulation?

- Check Past Upgrades: If your home previously received SEAI grants for attic and wall insulation, you likely meet the requirement.

- Check Your Existing BER: Review your BER Advisory Report and confirm that attic and wall insulation are rated “Good” or “Very Good.” You can access your BER certificate via the national register using your MPRN number.

- Get Professional Advice: If you don’t have an Advisory Report, a BER assessor can analyse older BERs, carry out a pre-works BER assessment, and advise if insulation upgrades are needed.

Grant Payment Criteria

- A post-works BER must be completed (grant-aided)
- New windows and doors must achieve a U-value of 1.4 W/m²K or better
- A declaration of works must be signed by both contractor and homeowner
- The property must achieve either:
- Heat Loss Indicator (HLI) of 2.3 W/K·m² or better, OR
- Attic and walls rated “Good” or “Very Good” on the Advisory Report

Yes — if the extension was built before 1st January 2011. Extensions built after this date are not eligible.
